The blocks we know in and around Chelsea
Chelsea and its neighbours hold some of London's best known late Victorian and Edwardian mansion flats. Red brick blocks line Cheyne Walk and the Embankment, cluster around Sloane Square and Cadogan Square, and continue across Albert Bridge along Prince of Wales Drive in Battersea. Many have a porter's lodge, a lift, a grand ground floor entrance and a service door to a rear yard.
That stock creates a recognisable pattern of work. The main entrance is often a heavy timber door, sometimes original, carrying a rim or mortice lock with an electric release from the flat intercoms. Inside there may be a second glazed lobby door. Each flat has its own entrance door, which in most blocks is also a fire door onto the common stair. Behind the scenes sit bin stores, cycle stores, boiler rooms, meter cupboards and roof access, each with its own key.
Communal entrance door lock repair
When the main door of a block will not lock, every flat is exposed, so we treat it as urgent at any hour. The usual causes are a drop in the door on worn hinges, a latch that no longer meets its keep, an electric release that has failed or been wired to stay open, or a closer that has stopped pulling the door shut.
Door shuts but will not latch
Normally a closer set too gently or a keep that has moved. We adjust latch speed and realign the keep.
Usually fixed on the first visit
Lock turns but bolt drags
The door has sagged. Hinges are packed or replaced before the lock is touched.
Fix the hang, then the lock
Intercom buzz does nothing
The release keep has failed or lost power. We replace the keep or make the door lockable by key until the entry engineer attends.
Secure first, then repair
Where a block wants to move away from metal keys on the street door altogether, our fob and keypad entry systems page covers the choices.

Flat entrance doors onto the common parts
Most flat entrance doors in a purpose built block are fire doors, and the lock on them is part of the fire rating. Residents sometimes fit a new lock themselves and cut away intumescent material, or remove the closer because the door is heavy. Both weaken the door's ability to hold back smoke and fire on the stair.
When a leaseholder or the agent asks us to change a flat door lock, we fit a lock suitable for fire doors, keep the intumescent seals intact and leave the self closer working. Our page on fire door locks in Chelsea sets out what is and is not acceptable on these doors. We are not fire risk assessors and will not certify a door, but we will point out obvious faults to the agent so they can be put right.
Closers, post boxes and the back of house doors
Three items cause more porter calls than anything else.
Door closers
A slamming entrance door at 2am is the classic complaint from ground floor flats. Adjusting or replacing the closer is £40 to £75; see door closer repair.
Post boxes
Banks of post boxes in the lobby lose keys every time a flat changes hands. Each lock is £25 to £45 and keys go to the porter or the resident. More on post box lock replacement.
Bin stores, roof hatches and plant rooms
Padlocks seize in the rain and hasp locks get forced by contractors. We replace them and can put them on one key for the porter.
Rear gates onto mews or service roads usually carry a gate lock as well, and these are priced at £40 to £75.
Resident key control for blocks
The weakness in most blocks is not the lock but the keys. Over decades, communal keys get copied for cleaners, builders, short let guests and dog walkers, and nobody knows how many are in circulation. When the agent decides to start again, the answer is a restricted key system.
With a restricted system, communal cylinders on the street door, bin store and cycle store use a key profile that cannot be copied without an authorisation card held by the agent or porter. One master key for the porter can open every communal lock, while residents carry a key that opens the street door and their own flat if the block wants that.
Setting this up means counting every communal cylinder, agreeing who holds what and issuing keys against a list. Because block sizes vary so much, it is priced on the phone or after a walk round with the porter, and you get the figure before anything is ordered.
How a mansion block locksmith works with porters and agents
Block work runs on a chain of authority. A resident may call about the street door, but the communal parts belong to the freeholder and are run by the managing agent. We keep that straight so nobody receives a surprise bill.
Who can instruct
Communal jobs are instructed by the porter, the managing agent, the residents' association or the freeholder. Work inside a flat is instructed by the resident with proof they live there.
Access and keys
We collect keys from the lodge and return them, and new keys are handed to whoever the agent names.
Paperwork
The invoice carries the block name, the job reference and the make and model of any lock fitted, so the agent can recharge the service charge correctly.
Out of hours
When the lodge is closed, a resident or night porter can call 07520 643913 and we attend 24 hours, 7 days.
For shops below a block or offices next door, see our commercial locksmith Chelsea page, and for landlords letting individual flats in a block, the landlord locksmith page.
Blocks beyond SW3 and SW10
Mansion flats do not stop at the borough line. We regularly attend blocks in Battersea along Prince of Wales Drive and Albert Bridge Road, usually in 25 to 45 minutes, and in Kensington and around Earl's Court. All standard prices are on our locksmith price list, and every other trade we offer is on the locksmith services hub.
Common questions
Who pays for a communal door lock repair in a mansion block?
Communal doors are normally the freeholder's responsibility and the cost goes through the service charge. We take instructions from the porter or managing agent and invoice them with the block name and job reference, so residents are not billed for shared parts.
Can a resident call you out for the main entrance door at night?
Yes. If the street door will not lock out of hours, a resident or night porter can call. We secure the door first and the invoice goes to whoever the managing agent has agreed should receive it, which we confirm on the call.
Can you stop residents copying the communal keys?
Yes, with a restricted key system. The key profile cannot be copied without an authorisation card kept by the agent or porter. It is priced on the phone after we know how many communal cylinders the block has.
How much is a post box lock in a block of flats?
A post box lock is £25 to £45 per box with no call out fee. If several boxes need doing on one visit, tell us when you call. See our letterbox and post box locks page.
Can my leaseholder change the lock on their flat front door?
Usually yes, but in most blocks the flat door is a fire door, so the new lock must be suitable for fire doors, the intumescent seals must stay intact and the closer must keep working. Check the lease and ask the agent first.
Do you replace roof hatch and bin store locks?
Yes. Seized padlocks, hasp locks and cylinder locks on roof hatches, bin stores, cycle stores and plant rooms are replaced, and we can key them to the porter's master so one key covers the back of house.
